A demolition permit is required to demolish any building or structure. For interior residential work, any demolition that affects a load bearing wall or any structural member would require a demolition permit. For interior commercial work, any demolition that involves removing any interior walls or ceilings would require a demolition permit. Removing ceiling tile or flooring such as tile and carpeting would not require a demolition permit.
Properties listed as historic must have an approved Certificate of Appropriateness issued by the Rock Hill Board of Historic Review prior to any demolition work. If you have any question as to when a permit is needed, please contact the Permit Application Center at 803-329-5590 .
Complete the residential demolition permit application or the commercial demolition permit application and submit to the Permit Application Center (PAC) along with your site plan, floor plan and any other required information. Please note that the plan review process may take up to 10 business days. Some projects may require an erosion control/ grading permit before demolition can begin.
Prior to the demolition of any SCDHEC regulated facility, SCDHEC must be notified at least 10 working days in advance even if no asbestos is present at the facility. The structure must be inspected for the presence of asbestos before any renovation or demolition can begin. Please see the SCDHEC website for more information.
