For all inspections except those that result in a Certificate of Occupancy or Certificate of Completion (new buildings, additions, interior upfits, etc.), request inspections through the button below. Most inspections can be completed the same day if entered into the portal before 7 a.m.

Separate Submittals

You must submit plans and receive permits for all other required submittals that were not included in the building plans, such as fences, retaining walls, irrigation systems, pools, and accessory buildings. Those inspections will be completed separately from the below list.

Prior to the First Inspection

You must have the following in place prior to the first inspection, and these items must remain in place for the duration of the project:

  1. The address and a copy of the approved building permit must be posted visibly from the road in an accessible, waterproof enclosure. 
  2. Approved stamped plans must be on-site for the duration of the project. The City’s approval letter or conditional approval letter, and a copy of the issued permit that lists all conditions must be attached to the front of the stamped plan set.
  3. Toilet facilities must be available within 300 feet of the job site.

Erosion control measures

Wait to put erosion control measures into place until after your civil preconstruction meeting has occurred. Do not grade more land than necessary to install sediment and erosion control measures. 

When you have the erosion control measures in place, call our stormwater inspector at (803) 487-5365 for an inspection. Our inspector will be looking for erosion control measures according to the approved civil plans, which typically include: 

  1. A construction entrance and driveway that is at least 24 feet by 100 feet must be in place prior to starting construction. The driveway may consist of gravel if it is at least 6 inches thick with No. 4 stone (two to three inches in diameter).  
  2. Barricades such as silt fence or orange barricade fencing to prevent suppliers or subcontractors from driving onto the lot without using drive. All deliveries to the lot must be made via the driveway, and no other vehicles should be driven onto the site.
  3. Silt fence along the low spots on the property and along all lower adjacent properties. A double row of wire-backed silt fence must be used when contributing slope exceeds 3% or within proximity of a creek, WoS (Water of the State), or wetland.
  4. Sediment traps and basins.
  5. Diversion ditches, swales, and berms.
  6. Inlet protections.
  7. Rain gauge to assist with recordkeeping.

After we have approved an inspection of the erosion control measures, we will be able to release the grading permit for site construction to begin.

Have utility lines marked

Request that all utility providers come mark the location of utilities at least 3 full business days before you dig. This is required by state law and is a free service.
