Major site plan approval is required for residential projects of twenty-five (25) units or more, and commercial projects of 20,000 square feet or more.
Process: A pre-application conference is required for this application. Please call Melody Kearse, Zoning Coordinator at 803-329-7088 to discuss and set up this meeting. After consideration of the issues discussed at the pre-application conference, please submit the Site Plan Checklist form, along with the required plans, fees and attachments as noted on the form to the Permit Application Center (PAC). The Site Plan Checklist will help you ensure that the necessary information is included on your plans. Once your application materials are determined to be complete, your plans will be reviewed within 15 working days. Review results and comments will be forwarded to the applicant by the PAC. An applicant may request a meeting with the plan reviewers to discuss comments if desired, or call plan reviewers individually with questions.
If a revised plan must be resubmitted, please use the Plan Resubmittal Instructions to help you in preparing plans along with the required attachments for resubmittal to the PAC. Resubmittals are generally reviewed within 10 workings days.
When your plans are approved, you will be scheduled for the next available Planning Commission meeting. You or your representative will need to attend the Planning Commission meeting to answer any questions about your project. Once your plans are approved, you will receive a Letter of Approval from the PAC.
